What’s the difference between landlord insurance and homeowners insurance?
A homeowners policy assumes you live in the home; renting it out breaks that assumption, and claims on a tenant-occupied home can be denied on occupancy grounds. Landlord (dwelling) policies are written for rentals: structure, landlord liability, and rental income protection. Our Texas landlord insurance guide covers the full picture.
What does landlord insurance cover?
The dwelling and detached structures, your property used to service the rental (appliances you provide), landlord liability if a tenant or guest is injured, and — on good policies — loss of rents while a covered claim makes the property unlivable. Tenant belongings are not covered; that’s their renters policy.
I’m renting my old house to a family member — do I really need a landlord policy?
Yes. Occupancy is what matters, not the relationship: if you don’t live there and they do, a homeowners policy is the wrong contract, and a significant claim is exactly when that gets discovered. Converting the policy is a phone call.
Should I require my tenants to carry renters insurance?
Absolutely — it’s standard practice in Texas leases and protects you as much as them. Their policy covers their belongings (so disasters don’t turn into disputes with you), and its liability coverage responds first when the tenant causes the damage. Point them to our renters insurance page.
Does landlord insurance cover Airbnb or short-term rentals?

What is loss of rents coverage?
If a covered event — say a kitchen fire — makes the property unlivable, loss-of-rents coverage replaces the rental income while repairs happen, so the mortgage gets paid without a tenant in place. Landlords who’ve been through a claim call it the most underrated line on the policy.
