Denton
Landlord Insurance

Denton is a college rental town at heart — UNT and TWU keep tens of thousands of tenants cycling through leases every August. That annual churn is what Harvey Insurance writes for: the damage it causes and the empty weeks that follow.

Denton Landlords, Properly Covered

Roughly half of Denton households rent, and the demand never really slows — UNT and Texas Woman’s University bring more than 60,000 students to town, and DFW commuters snap up whatever’s left. That makes Denton one of the steadiest small rental markets in North Texas, and one of the easiest places to get the insurance wrong. A homeowners policy assumes the owner sleeps in the house; once a tenant signs a lease, that assumption — and much of the coverage — falls apart. What a Denton rental actually needs is dwelling coverage rated for hail country, landlord liability, and loss of rents for the semester a claim takes the house offline. We’re a local Texas agency, and we can usually quote a Denton rental the same day you call.

What’s Covered

Landlord Insurance Coverage Details

A homeowners policy assumes you live in the home — the moment a tenant moves in, it’s the wrong contract. Landlord coverage is built for rental property: the structure, your liability as an owner, and the rent checks a covered loss would interrupt.

Dwelling Coverage
Protects the structure of your rental — roof, walls, systems — against fire, storms, hail, and other covered perils.
Other Structures
Covers detached garages, fences, sheds, and carports on the rental property.
Landlord Liability
Protects you if a tenant or guest is injured on the property and you're held responsible — often the most important line on the policy.
Loss of Rents
Replaces rental income while a covered loss keeps the property unlivable — so the mortgage gets paid without a tenant in place.
Landlord’s Property
Covers appliances and equipment you provide with the rental — refrigerators, washers, lawn equipment stored on site.
Optional Endorsements
Vacancy coverage between tenants, water backup, burglary, and short-term-rental options — matched to how the property is actually used.
Landlord Risk Profile

What actually hits rental property here

Denton sits on the hail-prone northern edge of DFW, and its rental stock turns over on a student calendar. Both show up in claims.

Hail

North Texas hail alley

Denton catches the same supercell hail that hammers the rest of the Metroplex, and rental roofs are usually the last ones anyone inspects. Dwelling coverage with a realistic roof valuation keeps a spring storm from becoming a five-figure surprise.

Freeze

Hard freezes, burst pipes

A tenant who leaves for winter break rarely drips the faucets. When a hard freeze splits a pipe in an empty student rental, you need dwelling coverage for the water damage and loss of rents while the place dries out.

Turnover

The August shuffle

Student leases mean move-outs, make-ready gaps, and vacancy every summer. Vacancy endorsements and strong landlord liability keep you protected during the weeks the property sits empty between tenants.

The Rental Market

Denton rentals, market by market

From Fry Street walk-ups to new builds off Loop 288, Denton’s rental submarkets each carry their own risk profile.

Fry Street & the UNT Corridor

The densest student housing in the city — walk-up apartments and converted houses with turnover every semester. Liability limits and vacancy coverage do the heavy lifting here.

TWU & East Denton

Older bungalows and small multifamily near Texas Woman’s University, much of it pre-1980 stock where aging plumbing and wiring drive the water and fire claims.

The Downtown Square

Lofts and small rentals around the courthouse square, often in mixed-use buildings where an owner’s liability exposure extends to the foot traffic below.

Southeast Denton

One of the city’s oldest neighborhoods, with affordable single-family rentals; roof age and original systems make dwelling valuation the key conversation.

Rayzor Ranch & North Denton

Newer single-family rentals and build-to-rent product around the Rayzor Ranch development — newer roofs, but big hail targets all the same.

FAQ

Common Denton landlord insurance questions

I rent the house furnished. Are the furnishings covered?
Only if the policy is written to include them. A dwelling policy covers the structure, and property you own inside it — furniture, appliances, window coverings, a washer and dryer — needs its own limit, sometimes called landlord contents or personal property used to service the rental. It is frequently set too low or omitted entirely.
How much should that limit be?
Enough to replace what you would actually have to buy again. Walk the property listing what belongs to you rather than to the tenant, price it honestly, and set the limit against that number. Owners tend to guess low because the furnishings were bought cheaply years ago and would not be replaced at that price today.
Does it cover the tenant damaging the furniture?
Usually not, for the same reason ordinary tenant damage sits outside a dwelling policy. Coverage responds to sudden accidental events like fire, smoke or water. A sofa ruined over a year of hard use is a deposit and lease matter. Furnished rentals therefore need a larger deposit and a more detailed inventory than unfurnished ones.
What about appliances I supply in an unfurnished rental?
They still belong to you, so the same limit is what covers them. This is the version that catches owners who do not think of themselves as running a furnished property — a refrigerator, a range and a washer add up to real money, and they are exactly what a kitchen fire destroys.
