What does TWIA actually cover on a rental dwelling?
Wind and hail damage to the structure, and to property you own inside it, on a policy written specifically for that peril. It is not a full replacement for the dwelling policy — fire, liability, theft and water damage still live there. The two are meant to be read together, and the gap between them is where owners get caught.
How does the hurricane deductible work on an investment property?
As a percentage of the insured value rather than a flat sum, so it scales with the building and is materially larger than a normal deductible. On a named storm that figure is what you are self-insuring before anything pays. Knowing the actual dollar amount ahead of the season is worth more than knowing the percentage.
Is there a deadline to get this in place?
Effectively yes: binding suspends once a storm is named and in the Gulf, and coverage does not begin immediately in any case. The practical window is the quiet part of the year. An owner who calls when a system enters the Gulf has generally missed it for that storm, whatever the calendar says.
