Irving
Landlord Insurance

A majority of Irving households rent — corporate transferees in Las Colinas, airport and logistics workers to the south — making this one of the deepest tenant pools in Texas. Harvey Insurance writes the landlord coverage that pool deserves.

Insuring Irving’s Rental Economy

With DFW Airport on one flank and the Las Colinas corporate towers on the other, Irving’s renter share tops 55% — among the highest of any large Texas city. Fortune 500 headquarters supply executive tenants; the airport, hospitality, and logistics sectors supply everyone else. For owners, that depth means short vacancies and reliable rent — if the property is protected like the business asset it is. Landlord coverage handles what a homeowners policy on a rental won’t: dwelling claims with a tenant in place, owner liability, and the rental income a storm or fire interrupts. What’s Covered

Landlord Insurance Coverage Details

A homeowners policy assumes you live in the home — the moment a tenant moves in, it’s the wrong contract. Landlord coverage is built for rental property: the structure, your liability as an owner, and the rent checks a covered loss would interrupt.

Dwelling Coverage
Protects the structure of your rental — roof, walls, systems — against fire, storms, hail, and other covered perils.
Other Structures
Covers detached garages, fences, sheds, and carports on the rental property.
Landlord Liability
Protects you if a tenant or guest is injured on the property and you're held responsible — often the most important line on the policy.
Loss of Rents
Replaces rental income while a covered loss keeps the property unlivable — so the mortgage gets paid without a tenant in place.
Landlord’s Property
Covers appliances and equipment you provide with the rental — refrigerators, washers, lawn equipment stored on site.
Optional Endorsements
Vacancy coverage between tenants, water backup, burglary, and short-term-rental options — matched to how the property is actually used.
Landlord Risk Profile

What actually hits rental property here

Irving’s claims profile blends standard North Texas weather with the wear of a high-occupancy, high-turnover rental base.

Hail

Metro Hail Events

Irving catches the same supercell tracks as the rest of Dallas County. Rental roofs — particularly in south Irving’s older sections — are first in line, so roof terms and wind/hail deductibles set your real exposure.

Turnover

High-Velocity Turnover

A renter-majority city moves often. Turnover multiplies make-ready wear, discovery-lag water damage, and vacancy windows — the quiet costs that vacancy clauses and loss-of-rents terms either cover or don’t.

Liability

Premises Liability

More tenants per square mile means more chances for an injury claim on your property. Landlord liability limits sized to Dallas County jury reality are the foundation of an Irving policy.

The Rental Market

Irving rentals, market by market

From urban-center towers to mid-century south-side blocks, Irving rents across every price point.

Las Colinas Urban Center

Condos and townhomes leased to corporate professionals at premium rents. High rent concentrates the loss-of-rents math; HOA master policies define what your policy must fill in.

Valley Ranch

Master-planned canals-and-greenbelt neighborhoods with strong family-tenant demand. Stable leases shift the risk weight to hail and the occasional plumbing surprise.

South Irving

The city’s original neighborhoods and its best yields — 50s–70s stock where roof age and original systems drive most claims. Underwrite the inspection, then the policy.

North Irving / 635 Corridor

Apartments and single-family rentals serving the airport and logistics workforce. Dependable demand, steady turnover — keep vacancy terms realistic.

Heritage District

Older central blocks getting steady investor attention as the district redevelops. Renovation-in-progress properties need coverage that matches their actual state — tell your agent before the demo starts.

FAQ

Common Irving landlord insurance questions

I moved the property into an LLC. Does the policy need to change?
Yes, and this is one of the most common and most consequential errors in rental insurance. The named insured on the policy should match who actually owns the property. A policy in your personal name covering a house the LLC owns creates a genuine argument about insurable interest at exactly the moment you need the coverage to work.
Can I be listed as well as the LLC?
Usually, and it is often the right structure. The entity is named as the owner and you can be added as an additional insured so that a claim naming you personally is also answered. The specific wording matters, so it is worth doing deliberately rather than assuming a name on a page covers every party who might get sued.
Does the LLC protect me even without the right insurance?
Less than owners hope. An entity can separate assets, but plaintiffs routinely name individuals alongside the company, and a defense has to be funded regardless of how the claim ends. Insurance is what pays for that defense. The entity and the policy do different jobs and neither substitutes for the other.
My lender is on the old policy. Does that complicate the change?
It has to be handled rather than ignored. Lenders require a mortgagee clause and notice of changes, and transferring a property into an entity can trigger provisions in the loan itself. Coordinate the title change, the loan and the policy together, because getting two of the three right is the version that causes problems later.
