We Know Austin

Austin is one of the most varied housing markets in Texas — 1920s bungalows in Hyde Park alongside post-2000 master-planned at Mueller, modern luxury in West Lake Hills, and historic character in Travis Heights. Hill Country topography means flash-flooding considerations come up where they wouldn’t in flatter Texas markets, and the western fringe of the metro has a real wildfire profile. We’ve been writing Austin policies for years. Give us a call and we’ll walk through what fits your home and your part of the city.

Risk Profile

What actually damages homes here

Central Texas weather is its own thing — less hail than DFW, more topography to factor in. Plenty of seasons to learn from.

Spring

Severe Storms & Hail

Spring storms across Central Texas bring hail and high wind. Austin sees its share, especially in the open areas north and west of Austin. We’ve written through plenty of storm seasons in this market.

Storm Season

Flash Flooding

Hill Country topography means water comes fast when storms hit. Low-water crossings are part of the landscape around Austin, and flooding-related claims factor into how we think about your policy.

Wildland Edge

Wildfire Fringe

The western edge of the Austin metro borders wildland-urban interface. Wildfire risk varies by neighborhood, but it’s a real factor in Austin for some properties. We talk through the angles.

FAQ

Common Austin homeowners insurance questions

Is foundation movement covered?
Almost never on its own. Earth movement — settling, shifting, expansion and contraction of soil — is a standard exclusion, and Central Texas clay does exactly that with the wet and dry cycle. A cracked slab caused by the ground moving is generally a homeowner expense, which is why drainage and consistent watering around a foundation are worth more here than most maintenance.
Why was my claim denied as earth movement when a pipe was leaking?
Because the two get entangled. A leak under a slab can saturate soil, the soil moves, and the resulting damage is attributed to earth movement rather than to water. Carriers and owners genuinely differ on causation in these claims. Documenting the plumbing failure quickly — a leak detection report, the plumber’s findings, dated photographs — is what keeps the conversation on the covered side.
Will the policy pay to level the foundation?
Ordinarily not. Even where a policy responds to the damage a plumbing leak caused inside the house, the structural work of lifting and leveling the slab is usually outside it. Owners budget for insurance and are then surprised that the largest single item is theirs. Knowing that before you buy in a clay-soil neighborhood is more useful than any endorsement.
What about a cracked driveway or a failing retaining wall?
Those sit under the other structures limit, and the same earth movement exclusion generally applies to them, so a retaining wall pushed over by saturated soil is typically not a claim. Damage from a covered cause, such as a vehicle striking it, is a different matter. On sloped Austin lots retaining walls can be expensive, so it is worth knowing which side of the line they fall on.
