Title 41, section 122 is the piece of Oklahoma tenancy law most worth knowing before you need it. When fire or another casualty damages a unit badly enough that enjoyment of it is substantially impaired — and the tenant did not cause it deliberately or through negligence — the tenant may immediately vacate. But vacating is only half of it. To actually end the agreement, the tenant has to notify the landlord in writing of the intention to terminate, and that notice has to go within one week. Do it, and the rental agreement ends as of the date you left, and deposits and prepaid rent that have not been earned come back. Miss it, and you have moved out of a property you are still party to a lease on. There is a middle case too: if the unit is damaged but still liveable, you can vacate the part that is not usable and your rent is reduced in proportion to the fair rental value you have lost. Now notice what the statute never does. It does not house you, it does not replace a single thing you owned, and it does not pay for the truck. It ends a contract. Everything from the night of the storm onward — somewhere to sleep, clothes, a laptop, the deposit on the next place — is what a renters policy is for, and it is the half the law leaves entirely to you.
