We Know Houston

Houston isn’t one housing market, it’s a dozen of them under one of the largest urban footprints in the country. Inner-loop neighborhoods like the Heights and Montrose carry historic-character considerations; Memorial and River Oaks are luxury markets with significant rebuild values; Spring Branch is mid-century with aging stock. Hurricane season runs June through November, and Houston-area homeowners often need separate flood policies beyond their standard coverage — that’s a real conversation to have. Give us a call and we’ll walk through what fits your home and your specific neighborhood.

Risk Profile

What actually damages homes here

The Houston metro has its own weather realities, and they shape how we think about coverage on the Gulf Coast.

Hurricane Season

Wind, Water & Surge

Hurricane season runs June through November along the Gulf Coast. Houston sits in a region that has felt real impacts — Harvey, Beryl, and storms before them. We’ve been writing through plenty of seasons and we know how it gets here.

Year-Round

Heavy-Rain Flooding

Street flooding from heavy rain is a fact of life across the Houston metro, and Houston-area homeowners often need a separate flood policy beyond their standard coverage. We talk through whether that applies to Houston.

Climate

Heat & Humidity

Houston summers are long, hot, and humid. AC systems work hard, and humidity-related issues like mold show up over time. Worth understanding what your policy covers.

Neighborhoods We Serve

Houston coverage, neighborhood by neighborhood

We write homeowners policies across Houston. A few areas we work in most often:

The Heights

Historic inner-loop neighborhood with 1920s bungalows and craftsman homes. Significant character and restoration costs.

Memorial

Established luxury area west of downtown. Custom homes and wooded lots throughout.

Montrose

Eclectic inner-loop neighborhood with historic and modern mixed. Distinctive character throughout.

River Oaks

High-end luxury enclave with custom homes and significant rebuild values.

Spring Branch

Established mid-century neighborhoods west of the loop. Mature housing stock and family demographics.

FAQ

Common Houston homeowners insurance questions

My house is not in a flood zone. Do I really need flood insurance?
Houston has repeatedly flooded homes that were not in a mapped high-risk zone, and a homeowners policy does not cover rising water anywhere, in any zone. The map describes the odds a lender uses; it does not describe what the rain will do. Coverage outside the high-risk zones is also markedly cheaper, which makes the decision easier than most people assume.
How long before a flood policy actually takes effect?
Federal flood policies generally carry a thirty-day waiting period before coverage begins, with narrow exceptions such as a policy bought in connection with a loan closing. That single fact defeats the instinct to buy one when a storm enters the Gulf. The time to arrange it is a quiet week in February, not the week a system is being tracked.
Water came in through the roof rather than up from the ground. Which policy pays?
That distinction is exactly what determines the answer. Water entering from above after wind opens the building is generally a homeowners matter; water that rises from the ground or from an overflowing bayou is a flood matter. Adjusters look hard at this after a storm, which is why photographs during and immediately after an event are worth more than any argument made later.
Does my homeowners policy cover a sewer backup?
Not automatically. Water backing up through drains and sewers is typically excluded from the base form and added back by endorsement for a modest premium. In a city with this much rainfall and this much older drainage, it is one of the more sensible small additions available, and a great many Houston policies do not have it.
