The reason a tract like this rents well is the shop, and the tenant who pays a premium for it is usually a tradesman. That is a good tenant and a stable one, and it changes the property from a residence into a residence with a work site on it. Three consequences follow for the owner. Liability is the first and largest: a customer, a helper or a delivery driver who comes onto the property for the tenant’s business and gets hurt has a claim, and premises liability follows the property owner regardless of whose business brought them there. A landlord policy written for a purely residential tenancy is answering a question it was not asked. The second is the building itself. Welding, spraying, vehicle work and stored fuel change the fire characteristics of an outbuilding, and a carrier that has not been told is entitled to raise it. The third is quieter and comes up at renewal: some carriers simply will not write a residential landlord policy over an active commercial use, and finding that out at renewal with a tenant in place is a worse position than finding it out now. None of this argues against renting to a tradesman. It argues for describing the property accurately, setting the liability limit against the traffic the property actually sees, requiring the tenant to carry their own commercial general liability and to name you as an additional insured on it, and writing all of that into the lease rather than trusting to habit.
